Brunswick County real estate market remains strong heading into fall

Brunswick County’s residential real estate market continued its strong performance in September, surpassing $269 million in total sales as homes sold, new listings and average prices all outpaced last year’s numbers, the Brunswick County Association of Realtors reports.

“September’s performance shows just how steady and resilient our market has remained,” said Cynthia Walsh, CEO of the Brunswick County Association of Realtors (BCAR). “Sales, listings and buyer activity remain strong across the board, even as we move into fall. It’s clear that Brunswick County continues to be a place where people want to live and invest.”

New listings increased 23.1% compared to last September, climbing from 597 to 735. The number of homes sold rose 14.5%, from 476 to 545, while total sales volume jumped 26.8%, from $212,833,347 to $269,947,985. The average sales price climbed 10.8%, from $447,129 to $495,317, and the median sales price rose 4.5%, from $359,945 to $376,000. Brunswick County’s luxury market remained active, with 40 sales over $1 million, including three transactions over $3 million, one each in Ocean Isle Beach, Bald Head Island and Oak Island.

Pending listings were also up, with 592 homes under contract in September, a 16% increase compared to last year. The absorption rate, which is the amount of time it would take to sell off all the current inventory, held around five months, and average days on market remained steady at just over two months.

Year-to-date through September, Brunswick County’s total residential sales volume reached $2,285,813,844, up 9.5% from the same period in 2024. The number of homes sold increased 7.7%, from 4,389 to 4,725, while new listings rose 13.2%, from 6,198 to 7,019. The average sales price climbed 1.7%, from $475,041 to $483,140, and the median sales price rose slightly to $375,467.
